This information is available for any Ocean Place owner who may want to know what questions the Board is not answering. We do not know why.
1. An owner pointed out a crack on the walkway surface to the Board. The walkway was restored and coated in 2019-2021. The crack was large enough that water could penetrate and cause a bigger problem. The board responded that it would look into the problem. It was assessing what warranty repairs should be made.
The following email was sent to the Board on May 8, 2023 as a follow up.
Will the Board be meeting to discuss what Priority 1 repairs should be made soon? I look forward to your assessment and process (warranty or non-warranty) for making the repairs.

2. Subsequently, the board sent an email to all owners asking them if they had any problems with the work that was done by All States Construction. They were going to prepare a list of warranty items that All States should address.
The following email was sent to the Board on August 7, 2023.
I previously noted the crack in the walkaway between units 510 and 511. It is rather large at the edge of the walkway under the railing and should be fixed. I believe water could get in. I attached a picture and I know you asked Mike Collins about it.
I have no problems in my hallway. The only thing I notice on my balcony floor is that there are indentations and markings on the surface. It seems not to be weathering very well. I have a shutter and would not expect it to look like it does after only two years. But I am not sure if other balconies are the same way. It may be necessary to resurface the balconies sooner than planned.
As I walked around the building, I noted some railing bolts that have rust on them. It is not widespread from what I have observed but there is rust. I am not sure why if the bolts are stainless steel. But I fear that in the future, rain water will cause the rust to run down the painted white and green surfaces which will show rust stains.
Also, I noted that the elevator certificates have expired on June 2, 2023. Are there new certificates that have not been installed in the elevators?

3. The following was sent to the Board on August 17, 2023.
I would prefer to have a live meeting and a zoom meeting combination. In past zoom board meetings, owners do not get to ask questions or talk. Thus, I feel that once a year there should be an opportunity for owners to participate actively in meetings. We used to have those and they were well attended and informative. I believe owners who vote for zoom meetings may not be inferring they object to a live meeting with zoom.
There are a few things I am wondering about and hope we hear something about them in the near future. That way owners will know and be able to respond at the annual meeting.
If there is no live meeting, I would like to attend in unit #117.
